Tenancy
The properties are offered to let on an Assured Shorthold Tenancy
generally for a fixed term of twelve months. In certain instances
six month lets will be considered. The tenant will be responsible
for keeping the interior of the property, together with the Landlord's
fixtures, fittings and furnishings therein (if any) in good repair
and for interior decoration subject to a Schedule of Condition/Inventory,
as appropriate, to be attached to and forming part of the Tenancy
Agreement. A specimen form of agreement is available for inspection
at the Agents' Offices.
Regrettably, it is expressly provided that pets are not allowed.

Security Deposit
As a further condition of the Tenancy, a Security Deposit will be required
against possible damage to the property or arrears of rent. The deposit
will be returned to the tenant, without interest, on the expiration
of the Tenancy, subject to payment of all rents due and to satisfactory
discharge of the tenant's repairing and decorating obligations under
the Agreement.
Tenancy Application
A non refundable application fee, per applicant, is required in advance
to cover the cost of processing the application. Please note our investigations
will include a search of the credit registers. Acceptance of an application
form will not constitute an offer of tenancy and references will be
taken up at our discretion.
Costs
The tenants will be required to discharge the Landlord's costs incurred
in connection with the preparation of the Tenancy Agreement and Counterpart
thereof, including the Schedule of Condition and Inventory together
with VAT thereon and stamp duty payable (if any).
Rents
Unless otherwise stated rents are quoted exclusive of Council Tax, Water/Sewerage
Charges and other outgoings.
Rents will generally be payable on the first of each month and preferably
by bankers standing order.
